This review is long overdue but better later than ever. I have been working with RYPM for a while now and when they first reached out to me to discuss what they had to offer and said they had qualified tenants, I thought it was just a sales pitch, and when they said they would take care of any maintenance issues for me without me having to jump in from being scared I would lose rental income if I didn't take care on time, I also thought that was part of the sales pitch. Well, that's exactly what has been happening. I am extremely satisfied with how responsive they are and how they take care of the whole correspondence, the quality of tenants I have had for all 13 of my units, where I've neveer had to worry about not getting paid rent and how I know if something goes wrong, I'm receiving an update right away and can have rypm get it fixed for very affordable prices. Pretty satisfied, good job guys!

I had a very pleasant conversation with RYPM when I first reached out to them as I was interested in their property management services. They explained how the process would be like and even gave me very good advice as I was having major issues with the tenants living in the basement. They're now on a payment plan thanks to RYPM and it's been months now I haven't had any issues.

We moved to Switzerland and decided to rent out our condo in Toronto. Royal York property management listed our unit, our ads looked amazing and we got an account manager who kept us updated all the time during the leasing process and the offers we received prior to that. We were confirmed non residents of Canada the month after and they even remit to Canada Revenue Agency on our behalf and file our NR6 tax. We always receive rent in time and we never have to worry about a thing since then. Communication is always fast, we were brilliantly guided through the entire rental steps and documenttation, and on top of everything we now feel that our condo is in good hands!

My brother and I were looking to rent out a unit in Toronto for months. We were staying on an airbnb during the process and going from showing to showing and seeing condos that looked nothing like the photos we had seen online was getting tiring for us and costing us money. We both have very good jobs and even though we would tell the real estate agents to give us new recommendations, they would send properties that were nothing like what we were looking for. We came across Royal York Property Management on a facebook ad and went through their listings. Immediately scheduled a showing and the first experience that we had with their leasing agent was nothing like what we were used to. They were very professional and transparent when it came to the leasing process we had to go through. The whole experience was seamless and their team was very responsive.

When you buy an expensive condo, Building Management is supposed to take care of it but their useless board of directors would do nothing but raise the fees for amenities, which is why I ended up taking care of it myself. It got very stressful and expensive, because I had to drive for hours only to find out that the issue reported from building management as "huge", was just a tenant complaint. My friend told me about royal york and I filled out a form they had to get a meeting booked. I got a very good impression of them and decided to go ahead and sign up. I have come to the point where I don't have to worry about anything, because rypm even collects my rent. They're also very responsible when it comes to issues reported by the tenant and always inform you.

I am not the type to usually put up reviews but I wanted to share the incredible experience I had with royal york and how hard working their employees are. I wanted to rent out a condo that I saw on their website and was having trouble going through the application process. I called one of their representatives and they stayed on the line for an hour with me walking me through it. Once completed they were able to send me a follow up within the same day and schedule a showing. The showing was very informative and I always had someone to let me know of the next steps. A seamless experience and I successfully moved in to a cleaned unit.

I wanted to keep the costs down and went with royal york because of how little they charge monthly for property management. I have been getting top notch customer service with 1/4 of what I was paying before..

Always responsive, great customer service and they will actually have someone on the phone for you who has info on your case, which proves that they should have a great system that they work with and not just someone from a call centre to say "Hello" and "we're sorry we can't help you call at this time". Don't know how royal york does it but good job to everyone there who works this hard.

They have been managing 4 of my units for years now and I've never had a thing to worry about. Money is always deposited in my bank, we never get to worry about it and we even forget sometimes..

I have been looking for a property management company for the longest time. I have worked with a couple of them and it would always come down to me cancelling the contracts because as soon as it came to an issue that the tenant reported, all they cared about was to make money from me and not resolve the issue, which would result to the tenant not paying rent. Trust me, I'm not a bad landlord. I get my responsibilities and I always do my best to have a good tenant-owner relationship, but I'm not in Toronto most of the time and can't manage to always be on top of my stuff!! I have been lucky enough with the first tenant I had years ago because they eventually moved out themselves and I was only at a loss of a couple months of rental income. The second tenants however, they were giving me many problems and their case was strong because apparentely I "ignored" their hvac emergency WHEN I REALLY DIDN'T, the management company I was using just never informed me. Long story short, it had been months since I had received ANY rental income. I was looking through management companies who also dealt with legal issues and I found royal york while googleing around. I obviously was extremely skeptical because of all this experience so I just wanted them to deal with this legal issue at first. I had a 15 minute talk with their lawyer, who was very upfront about it and told me it was going to take awhile. It did take a month or two for the hearing to be schedule and the representation I had on the LTB was EXCEPTIONAL! The lawyer I hired through them was dressed super professional, logged in exactly on time and made such great impression to the judge. The second hearing they ordered for the tenant to be evicted in 30 days. This was amazing news to me. I then hired them for tenant placement and had a meeting with Drita, one of their property specialists. Drita was a lovely girl who gave me a thorough explanation of how the process works. She even help me clean up the unit a bit so we could start with taking photos right away. She also took a video, walkthrough one and she was speaking so carefully. 5 days in a contract with them I received an offer. A couple with great income and amazing credit score, I approved them. They moved in on the 1st and put a deposit of 6 months of rent upfront. They also did some construction work on my unit and turnover cleaning prior to the tenant occupying. They sent me an email 3 days before the tenant moved in that they were going to do a move-in assessment. I find that very professional and responsible of them. These move-in assessments save up so much time for in future if tenants claim something's wrong. I would like to thank Andrea, Drita, Sarah, Lisa. All 4 independent, capable and educated women who turned my property from a nightmare to a source of income again.

I have been a client of royal york for a long time but recently they seem to have a grip of what they're doing and there have been major improvements. I'm pretty satisfied and I recommend them overall. Their management monthly rate is also very affordable.

Was looking at condos for rent near my new job and found tons of their listings online. I will go for something that looks organized and aesthetically pleasing, which their ads did. The leasing team was helpful, friendly, helped me through the process and found movers for me, scheduled everything at no charge. Don't be a hard client and you'll have great, amazing customer service. I've worked customer service myself, you won't get the best out of people by humiliating them! Best company and customer service I've ever had to ring ever in my life without having to explain myself a thousand times with background noise in the other side and people who wont understand what I'm talking about. You know rypm has great customer service when they don't have to transfer you to 5 different departments so you get your answer.

At first I didn't know how to feel about "rent increase guaranteed", until my rent was actually increased during the most difficult time. I was doing well when I first rented out my property, but you never know how life goes and what will be brought to your table. I appreciate it, I appreciate you keeping my expenses low and my income high.

As a tenant, I have to say that it feels great to have whoever is dealing with the lease of the property to care about who's moving in other than who's paying you. At the end of the day, we're the ones giving the money and still don't get the best treatment. With royal york I didn't feel that and the whole process I felt appreciated, I was always responded too and received help from their team. Don't have anything else to say other than I am super impressed with the way the leasing process went.

As a landlord, I can definitely say I've been treated right and dealt with professionals while working with Royal York Property Management, and I mean it. I can finally break even on my investment property and even though sad, with these prices going up like crazy? I unfortuantely mean it..

I reached to them after looking at their ad on television about their tenant placement services. At this point I was fed up with Real Estate Agents, going from pointless meetings to another pointless meeting with no offers to be seen nor updates about what's going on. I received an offer from this one real estate agent THROUGH EMAIL. Immediately I thought this was a red flag so I went for a Property Management company. When I contacted them, Brian was very helpful and scheduled me in for an in person meeting with their agent Drita. Drita was very helpful, she told me a lot about the rental market, did an assessment of my property, informed that the real estate agents had UNDERPRICED MY UNIT. I was so surprised by how good this meeting went and I wanted them to advertise my unit already. Bare in mind, this meeting was at NO CHARGE!! Drita also informed me that they would list my unit on every platform as a TOP AD, which is super expensive and if I would have done myself, I would've spent the last month's rent already.. The photos amazing, virtual tour super professional, very thorough explanation and at no doubt I would receive an offer. I did receive one whithin 8 days of the unit being listed. Great agreement, professional, legitimate and had some very helpful additional terms for both tenants and owners. My mom was sceptic about this but when she saw the results, she was very surprised. We have now also hired for property management, and they have a rental guarantee program where if the tenant defaults on rent, they will cover it. Amazing rates, super helpful and seamless experience, definitely recommend!

Getting your property ready for rent is always very time consuming. From cleaning, to making sure it's painted properly. That thing really makes a difference on how much you're gonna end up renting it for. It feels great to have someone take care of maintenance before and after leasing it out, the leasing process and managing throughout the term. I like RYPM's business model.

Always seemed to struggle with the concept of how people make consistent income. My parents always gave me the understanding that you have to work on it at a young age. After working for a while and making some type of income, I wanted to have a consistent one, where I don't have to worry about having to work longer hours at work to make decent income. My father has given me a house but it wasn't in the best condition and options to finance it were just home equity, conventional loans mortgage loans and other stuff that I'll be tied up to all my life. I found Royal york through a friend of mine. I had seen their ads often on CP24 but really thought it was just another company who claims to be exceptional but really isn't. It seemed like they were overpromising.. I reached out to them to discuss what the options were and they told me I could renovate my house and get it rented out for a much higher price. The renovation was huge, they were able to get it done fast and affordable (I also had no idea how to work with these things so really this was amazing news to me). I signed up through a payment plan where they keep an amount from my rental income each month. THIS IS INVESTMENT and I'm not tied up to them for life. I've been paying a couple hundred bucks a month, receiving rent regularly and they take care of maintenance issues here and there reported by the tenants. Had to share this amazing experience so you guys as having an extra income of $3000 a month and going on a payment plan without absurd extra fees and headaches is life changing.

I came across an article on Bloomberg that they were offering financial support for real estate investors. I really liked the comparison they had made with the rental income being only about $2000 and then the monthly expenses as a landlord being much more than that. I really found this a great comparison as I have had a similar experience for the longest time. Mortgage payments have gone up by 3.8% and will only continue to rise, common expenses only go up with "projects" that condo management will take on your behalf without your personal approval and claim they got the approval of "most landlords of the buidling". Where do they live? Clearly not Toronto.. It's an overall seamless experience that I had with them since signing up and to be honest, I only signed up because I really found myself in what they said and it seemed like a legitimate opinion that the founder of their company had. I got my unit rented out at a very good price. Realtors told me that the rental price of my unit could go less than what I ended up leasing it for. They manage my unit not based on percentage but on a flat rate of only $79.. I also did a couple of renovations at pretty low rates. They genuinely do care about their landlords and you can tell that..

The reason I am writing this review is because I feel bad I underestimated them and even accused for not being real, but that's the way of thinking you get in 2022 with all these pm companies around. I was scheduled a meeting with their Property Specialist and since I was having problems with the tenants upstairs I asked their agent for advice. She connected me to their lawyer on the phone and I found it very helpful. Their marketing is also amazing. Great bunch of people.

Their videos seem to good to be true on youtube. I requested a showing and they responded right away and scheduled me in for the next day. The unit looked exactly the same in person, great condition. I had a lot of questions and my Leasing Agent Lisa was so nice and patient. I have had horrible experiences before with landlords but this time it feels like I have nothing to worry about. I went to pick up the keys at their office and their receptionist was so lovely, her name is also Lovelyn hahaha, cute.

Love the fact that everything is virtual and I was able to send in all of my payments online and sign all docs online and was able to rent a property by just watching the virtual tour and sending in a deposit. Highly recommended!

Good customer service is the key to building a great relationship with your client and that is something royal york is definitely not lacking. Living far from your house gets very stressful as a landlord and your communication with the tenant is always biased and has to end up in you fixing the issues and having to travel and spend a lot of money. I've never had that problem with royal york and to be frankly honest, they have impressed me with all the work they have done and the affordable rates.

So usual these days for tenants to not be treated well and for companies to only favor owners.I didnt have the best experience with my landlord but as soon as they took over, the difference was night and day. They took care of all the issues I had reported within a week. This is how it should be..

Royal York truly helped me as a landlord Finding the best tenants for my house but at the same time they helped me marketing my house with the right price. I started renting my unit add a low price because it was my first time On the market but Eddy Gave me a higher price for my unit and Rented in less than a week Th ank you for all your work

Their application process is thorough but it's all done online so it's not that bad. There's an application form and then documents you have to provide rypm with but they do help you out through the process so it's all good. I wish they didn't require the employment letter because I had to go through my HR (who I don't necessarily love lmao) and ask her for it but at the end of the day I'm living in a beautiful condo very close to the CN tower.

I met up with Edris, one of their agents. He is very professional and the way he spoke about the company, made me want to try them out for the renovations I needed to get done in my kitchen. They finished everything up in 2 weeks, meanwhile I was receiving offers each day. Got my place rented out right after.

Royal York Property Management was super helpful to finding me outstanding tenants. They were able to get me multiple prospective tenant applications right after listing my property. They listed it in a matter of 48 hours and was rented out by day 6 of the entire process that usually takes about a month or so with real estate agents. I am very impressed.

When I got in touch with them, they took alot of information from me. Its clear how seriously this company takes data. I was a tenant at a property managed by them. Everything from the littlest detail to the major information was provided and these people made sure that I was comfortable with all the information. Had 1 small issue which was fixed by them very quickly.
